Finding the Right Tenant

Our proven tenant underwriting process ensures we select the right tenant for your property and we meet every individual tenant before they are offered a lease.

Our in-house underwriters carry out detailed financial checks, validate tenant identity, obtain references from current employers and previous landlords along with other background checks on each prospective tenant.

Our approach ensures that prospective tenants can afford to pay the rent, as proven by our less than 1% arrears cases across our entire portfolio.  A figure other agents will find very difficult to compete against.

In line with current Scottish Government legislation, we prepare a full tenancy agreement known as the Private Residential Tenancy (PRT) and ensure the tenants fully understand their obligations and responsibilities under this agreement.

Once the tenancy is agreed, all tenants deposits are placed with Safe Deposits Scotland, which is one of the Scottish Government Approved Tenancy Deposit Schemes. All tenant’s monies are retained in fully protected “Undesignated Client Bank Accounts” supported by Client Money Protection Insurance (CMP).
