  1. How long will it take to rent my property?
    There are variable factors here but if the property is presented well, the price is right and the location is good, you should expect to have a tenant very quickly as Glasgow is a fast-moving market with high demand.
  2. How much rent can I expect to achieve?
    Our experienced valuers will provide you with up to date comparable figures to ensure you receive an accurate valuation. This is imperative to ensure no lengthy void periods and maximise your rental income.
  3. Should I rent my property furnished or unfurnished?
    Our valuers will guide you on this. From our experience, if a property is presented well and beds are dressed etc, your property will look its best and attract good quality tenants, We have a database of prospective tenants looking for both furnished and unfurnished properties.
  4. Will you arrange rent increases on my behalf
    Yes. We review rents on an annual basis to ensure your rent reflects current market values.
  5. What happens if my tenant doesn’t pay the rent?
    Our extremely thorough tenant selection criteria vastly reduces the risk of rent arrears. In the unlikely event of non-payment of rent, we have a robust set of procedures to flag up and deal with late or non-payment of rent.
    As we process rents on a daily basis any arrears are flagged up immediately allowing us to speak to the tenant at the earliest opportunity.
  6. I want my property back, what notice am I required to give the tenant?
    Under a Private Residential Tenancy (PRT) you are required to provide 28 days written notice within the first 6 months of the tenancy. Thereafter you are required to provide 84 days written notice unless both parties mutually agree to other timescales.
  7. What happens if the tenant has an emergency repair in the middle of the night or at the weekend – will I get called out?
    The simple answer is No. One Stop Properties operate a 24/7 emergency call out service. If a tenant has an out of hours emergency then they are given our “on call” contractors telephone numbers who will attend the property.
  8. When should I expect to receive my rental income?
    At One Stop Properties, we process tenant’s rents on a daily basis. As soon as we receive the rent payment from the tenant, it is processed and paid to the landlord that day or the next working day. We are aware that many other agents operate a fortnightly or monthly rent run
  9. What fees do you charge a tenant?
    None. As per The Rent (Scotland) Act 1984 (Premiums) Regulations 2012 clarify the existing law that all charges in relation to the grant, renewal or continuance of a tenancy (apart from rent, a refundable deposit, and charges in relation to the UK Government’s Green Deal) made to tenants (regardless of their age) are illegal (http://www2.gov.scot/Publications/2012/11/2032/7)
  10. How do I get my deposit back?
    After we conduct your checkout, we will liaise with you and explain the process of applying to Safe Deposit Scotland for the return of your deposit. Once both parties agree, SDS normally process the payment within 5 working days.
